321 Lets Maintain aim to provide a service to tenants that enables you to find the right property at the right price. We evaluate your needs and requirements and try to match you with a property that is available. If we don't have a property suitable to your needs, we will keep your details on record for any future properties that become available.

Before we arrange a viewing or give out details on individual properties, it is our policy to obtain as much information as possible, to ensure that the requirements of both the tenant and landlord are met.

321 Lets Maintain Viewings

Viewings will be made for a mutually convenient time and evening and weekend viewings are available on request. If you decide you would like to rent a property, you must submit a formal application, including references from your bank, employer (and previous employer where applicable), together with a reference from your current landlord or agent. Self-employed applicants must provide proof of income and details of their accountant. In some cases, a guarantor may also be required. You will be required to pay an administration fee in order to carry out referencing and credit checks and issue the appropriate paperwork. We may also ask you to pay a 'holding deposit' until all the relevant information is received and the tenancy has been agreed by the landlord.

References

We require references from your current and/or previous employer and landlord. We may also ask you to provide up to 2 character references from professional people. We will use the service of an independent referencing company and carry out credit checks.

Deposits

A minimum deposit equal to one months rent is required and must be paid before entering a tenancy. This bond will be held by us, throughout the tenancy and returned to you only on termination. Your bond may be retained to cover any damages and/or rent arrears during the tenancy, and to pay any outstanding charges on the property. Working tenants will also be required to pay one-month/4 weeks rent in advance and future rent is also charged in advance. The tenant is responsible for all services provided in the property, i.e. gas, electricity, water rates and council tax, unless otherwise stated.

321 Lets Maintain offer a full property management service specialising in the letting of residential and HMO properties.

321 Lets Maintain deal with all matters relating to the letting of a property, to free the landlord of a time consuming responsibility and remove the worries of owning a rented property. Once instructed to manage your property, we aim to have it tenanted within 3-4 weeks. 321 Lets Maintain will advertise for suitable tenants and carry out referencing and credits checks on prospective applicants. Once a tenant has been found, we will take care of your property completely. 321 Lets Maintain will arrange for Gas and Electrical safety checks to be carried out (if required), collect the rent as and when it is due and aim to pay the landlord within 7 days. If any maintenance issues arise, we contact the landlord, request a quotation from our team of experienced professionals, and take your instructions before any work is carried out, unless a prior agreement has been made. 321 Lets Maintain will inspect the property on a six-monthly basis to ensure it is being well looked after and provide you with a report, highlighting any impending maintenance issues requiring attention. 321 Lets Maintain will also provide you with a quote for any remedial work required at the lowest prices possible.

Our Fees

Full Management

There is no initial set up fee for our full management service, as we work on a commission only basis. Once we let a property for you, we charge a Tenant Finding Fee equal to 5% of the first year annual rent plus a monthly commission is charged on rental income thereafter £50 pcm for up to 3 bed properties, and £70 per month for 4 to 6 bedroom properties.

Let Only

If you feel confident enough to manage your own property, then why not use our Tenant Finding Service. We charge 5% of the annual rent for this service, which includes: marketing and advertising your property to Let, vetting prospective tenants, issuing tenancy agreements and the appropriate legal documents and informing all utility companies and the local council.
